Saratoga County
Saratoga County is a diverse area in New York State. It encompasses the suburban areas in Clifton Park and Ballston to the charming city of Saratoga Springs and on into the Adirondack Park, a 6 million acre State park, home to one of the last wilderness areas in the East. The area has a strong commercial sector from high tech semiconductor chip manufacturing to small businesses to thriving family farms. The area is steeped in history as many key battles of the Revolutionary War were fought here. You can find gracious Victorian homes, rustic log cabins, sleek upscale condos and traditional homes in Saratoga County.
Albany County
Albany claims to be the oldest continuing settlement in the country. The original charter dates back to 1686. You can still see the French and Dutch roots of the area in building and street names. The county seat is Albany, NY which is also the capital of New York State. You can find rural properties in the west hill towns like Altamont, Westerlo, Berne and Knox. More suburban homes are located in the upscale communities of Bethlehem and Guilderland. The Empire State Plaza, pictured at right, houses the New York State governmental and legislative offices and dominates the Albany skyline. Government is one of the biggest employers in Albany County. A large nanotech center, built adjacent to SUNY Albany, helped the region acquire the “Tech Valley” moniker as well as providing jobs all along the Hudson River Corridor.
Rensselaer County
Rensselaer is named for the original Dutch owner of the land, Kiliaen van Rensselaer. The county retains much of its rural character but has recently added a high-tech component with the Rensselaer Tech Park and Regeneron Pharmaceuticals. You can find plenty of open space, small village charm as well more tradition housing options in the area. The East Greenbush area has many selections for homes from traditional farm house styles to modern town homes. The North Greenbush area has one of the few remaining one-room schools houses in the State that still serves elementary children. Pictured at right, is one of the townhomes at The Meadows of North Greenbush, a stylish new construction community. If a rural vibe special event is in your future, check out Birch Hill a 60 acre venue in the historic Dutch pasture lands.
Saratoga Springs, New York
The small city of Saratoga Springs is home to world renowned Saratoga Race Course that hosts thoroughbred races every summer. It is often included in many lists of Best Places to Live for its diverse educational, arts and entertainment venues. Saratoga real estate market is diverse. You can find upscale condos in downtown Saratoga nestled next to some beautifully restored Victorian mansions. New construction activities are common as well.
Malta, New York
Malta, New York is strategically situated between Saratoga Springs and Albany. This community is home to some of Saratoga County’s largest employers including Global Foundries, Stewart Ice Cream Shops and State Farm Insurance. It’s nearly 15,000 residents enjoy many small town qualities of life such as quiet neighborhoods, recreational parks, and a highly acclaimed school system. As the result of continued expansion by local businesses, Malta has an active real estate market that includes several townhome communities, new construction developments and many residential single family homes. While housing prices are on the rise in Malta, like most of the Capital District area, it is still possible to find many options for first time home buyers and those seeking to downsize. One popular community of both town homes and SFRs is Luther Forest, which was once one of the largest forest plantations in the northeastern United States.
Ballston Lake, New York
Ballston Lake is a long narrow lake that offers excellent warm water fishing. The area around the lake contains a number of suburban housing developments including sections of the County Knolls development that started back in the mid 1960s. You can find brand new construction homes, upscale condos and townhomes as well as country farmhouses and stately colonials in this area. Real estate development was aided by the construction of I-87 known in the area as the Northway. The Northway is the main corridor between Albany-Saratoga and the Adirondack Park and runs right to the Canadian border. If you are looking for a home in this area, stop by Lakeside Farm for fresh hot donuts, apple cider and great pies.
Clifton Park, New York
Clifton Park, New York is a truly suburban town. It is located about midway between Albany and Saratoga Springs. The town is home to many residential developments and there is wide variety of homes to choose from in the area. The town boasts one of the more extensive sports and recreational programs in the State. Open, green space is a planning priority with many trail networks to choose from including the Vischer Ferry Nature and Historic Preserve, a 740 acre site adjacent to the Mohawk River. The Clifton Commons Sports Complex hosts a variety of programs for youth and adults with several state and national tournaments held each year. If you are visiting Clifton Park, visit Nonna’s on Route 9 for some of the best Italian food in the region.
